This project involves the construction of a new Apartment Block for Active Elderly on a brownfield site in Newcastle, located adjacent to Donard Park.
Works comprise the demolition of Mary Murray House, which is a vacant single-storey Care Facility constructed around 1993.
The new building is a single block of apartments, part 3-storey and part 2-storey, with 6 Nr Apartments on the ground and first floor and 2 Nr apartment on the second floor. The building is served with a single stair and lift core. The building is traditional blockwork cavity construction with a painted rendered finish. The floors will be solid ground bearing reinforced insitu concrete slabs. All dwellings and dwelling plots will meet the requirements of DFC Housing Association Guide, Lifetime Homes Standards and will be Secured by Design.
In terms of external works, the building is set in an open landscape. The existing road and footpath layout will be amended to accommodate a new layby with the existing turning head being amended to provide access to a new car park and a proper turning head. A pedestrian path is intended around the building linking to landscaped boundaries and grassed areas to the ground floor apartments.
